Lewisham’s most and least expensive areas to live in

An area near a station where a commute to central London takes 30 minutes has been named as Lewisham’s cheapest place to live.

A report from Online Marketing Surgery used property data from the Office for National Statistics (ONS) to find the average house prices, by looking at the median house prices for every area in all boroughs across the UK, for the year ending March 2024.

According to data, the cheapest area to live in Lewisham was Beckenham Hill, with an average selling price of 321,500.

Beckenham Hill, located south of Lewisham on the border of Bromley, offers convenient travel links to London for anyone looking for somewhere to live near to a local train station.

Beckenham Hill Station, managed by Thameslink, operates on the line from London Blackfriars to Sevenoaks.

For schools, Beckenham Hill is within two miles of 15 schools with an Outstanding Ofsted rating, including Harris Primary Academy Beckenham Green.

At the opposite end of the scale, Crofton Park west of Lewisham was found to be the most expensive place to live, with the average house price in the year ending March 2024 coming it at £717,500 – over double the price of Beckenham Hill.

Located within a short distance of Green Flag park Ladywell Fields, along with several popular local pubs and 13 Outstanding rated schools, this is a popular area to live in Lewisham for would-be homeowners.
