£280,000 for a "one bedroom wreck" has been described by an estate agent as an "accurate assessment in the current market".

The small one bedroom house on Brenchley Gardens with the appearance and location of a garden shed has attracted criticism for its high asking price.

The property is also advertised as being in Forest Hill even though it is Honor Oak.

Estate agent Kinleigh Folkard and Hayward describe the property as "a bright and airy one bedroom detached house conveniently located between Honor Oak and Peckham Rye".

People Before Profit member and estate agent Ray Woolford, said: "It's really tragic we've got one bedroom wrecks being sold for £280,000 when we could be building decent, green affordable homes in Lewisham for £100,000.

Mr Woolford said that the main problem with housing in Lewisham is that it costs so much to build new homes in the borough.

He added: "What we really need to be building are affordable homes not tower blocks or sheds like this so people have a choice.

"I think it's shocking. £280,000 and it's tiny."

The internal area of the property is 415 square feet and comes with off street parking and a bathroom.

"In determining the value of this property, we assessed a variety of factors as we do for all homes which we market including square footage, finish and specification, outside space, location and local amenities.

"We have also taken into account the property's exterior and timber construction and on that basis, we believe £280,000 is an accurate assessment in the current market."
