Plans for the major regeneration of a 1960s estate in Erith are set to go on display ahead of a presentation to the council’s planning board next week.

Orbit will be hosting a consultation on their planned £73m revamp of the Arthur Street Estate on Saturday, a year since the last round of talks with residents.

The association are planning to bulldoze three 13-storey tower blocks and low rise flats, claiming that they are “no longer meeting modern standards.”

Their plans include 321 homes, spread across towers between two and eight storeys high, with 253 parking spaces.

The site currently consists of 263 homes, 97 per cent of which are socially rented, and sits across the road from Orbit’s Erith Park development.

Orbit said 38 per cent of their development would be London affordable rent, while 18 per cent would be living rent and 24 per cent shared ownership. The rest would be private homes.

Maggie McCann, Orbit’s development director said: “Since we last consulted with the local community on our proposals in July 2017, we have been working closely with colleagues at London Borough of Bexley, the Greater London Authority and Wates Residential to ensure our plans meet all planning requirements and that we can deliver the best possible scheme.

“The regeneration of Arthur Street is part of our wider investment plans for the borough of Bexley. As one of the largest housing providers and landlords in the borough we are investing in Bexley for the long-term, creating sustainable communities where people will be proud to live.”

It comes as the developers plan to give a talk to councillors on the authority’s planning board next Thursday.

The Arthur Street Estate is set within an area earmarked for redevelopments by the council’s ambitious growth strategy.

Caroline Field, regeneration project manager at Orbit said: “We welcome early feedback on our proposals. This is a new, positive process during the pre-application stage which allows councillors the chance to view plans at an earlier stage and feed in any thoughts, evolving them with the applicant ahead of submission.

“As a responsible developer, we want to ensure our plans meet all planning requirements and that we can deliver the best possible scheme. We will be presenting our plans at a public consultation on Saturday September 1, ahead of the meeting with the local authority.”

According to council documents, the majority of new homes would be two bedroom, and Orbit plans to include private and public open spaces in the development.

It is understood a planning application will be submitted by December.

Residents can view the plans between noon and 3pm in the Erith Park community room on Dell View Road, on Saturday September 1.
