Greenwich Council is set to sell three council estate sites to developers to build “much-needed” affordable homes.

The council has plans to sell garage and car parking sites to Pocket Living Limited, which specialises in affordable housing.

According to a report that will go to the council’s cabinet next week, Pocket will be offering the housing at 100 per cent affordable rates.

The report explains: “The sites are located on council housing estates and are not considered to be in optimal use as they are currently used as car parking and garages.”

Sites earmarked for development are in The Heights in Charlton, two parcels of land in Kidbrooke Park Estate and land in Quince Road in Lewisham.

The report says there is “likely” to be some opposition to the plans.

It goes on: “For all three sites, lack of adequate parking provision has become a major issue. Consequently, proposals that reduce parking are likely to be met with some opposition.”

If given the green light, the director of housing would consider options to manage the parking on the estates.

The developments would be between four and six storeys, bringing 151 homes to the borough.

Pocket developments consist primarily of one-bedroom flats, and 70 per cent of Pocket buyers earn less than £40,000 a year.

The council could make up to £130,000 in council tax yield.

According to the report, 80 per cent of the receipt will then be used to deliver new council and managed homes, with the other 20 per cent going to public realm improvements for the estates.

Residents affected by the developments would be consulted should the project be approved.

Councillors are set to agree the plans in principle next week, Tuesday, July 24.
