London Fire Brigade (LFB) said around 150 people left the building before the fire brigade arrived and a sprinkler system "suppressed" the fire.
There were no reports of any injuries.
One tenant who was in the building told News Shopper: "It wasn't very pleasant.
"I woke up at quarter to five as normal. I thought I heard a vacuum cleaner.
"I went to the spare window and looked out my window. I could see loads of fire engines down beneath by flat and lots of police.
"No fire alarms were going off at all."
Evacuated at four this morning. Fire is out and everybody is safe, but very concerned there were no alarms going off. So grateful to the people in the buildings opposite screaming their tits off to alert us. #lewisham #fire pic.twitter.com/c51nPX6rEp

Most of the balcony and part of a four-roomed flat were damaged by the fire.
Crews from Deptford, New Cross and Lewisham were among the 58 firefighters at the scene, while police and ambulance staff were also present.
