Utilise green grants
PRIVATE landlords are being urged by the National Landlord Association (NLA) to take advantage of the £1,500 per property tax breaks they are entitled to in order to carry out eco-improvements.
The £1,500 Landlord's Energy Saving Allowance (LESA) is available to help landlords make environmentally-friendly improvements to their properties, such as installing draught proofing, cavity wall insulation and insulation for hot water systems.
Landlords who carry out improvements at a cost of £1,500 could save as much as £600 for higher rate income tax payers and £300 for those who pay the basic rate.
The value of tax breaks, which were introduced last year, will be greater following the introduction of Energy Performance Certificates, due to become mandatory as of October 1.
NLA chairman David Salusbury said: "LESA is a welcome incentive for landlords to encourage them to make the necessary energy efficiency improvements."
